The Capitalization and Multipliers worksheet includes income and expense projections tools, net operating income calculations, capitalization rate tools, and - of course - the value indication. Numerous types of income and expense projections can be made, and this data can be further broken out by square foot, unit, or percentage measurements.
The major sections in the worksheet are broken down into the following pages:
The fields with yellow backgrounds are populated with data from the Database ID of the Subject Property.
The Subject data is typically imported at the beginning of the data entry process by entering the Database ID of the Subject Property in cell C:16 on the File Info worksheet.
Refer here for more information about importing Subject data.
Once the Subject data has been imported, it will populate a number of fields throughout the workbook, including the From Database Record, From #, and From Asmnt. Tab on the Capitalization and Multipliers worksheet.
This data serves as a cross-reference, preventing the data previously input from being accidentally overwritten. If the expense items on the right are correct, those values can be copied and (Paste Special -> Values) into the appropriate columns.
