The Set-Up Table is where you will begin when entering the Rent Roll worksheet, and is used to help prepare and organize the information that will eventually be featured in the actual Rent Roll.
You do not enter your contract rents within this table.
Most significant in this table is the Space/Unit Types column, where you will enter in a different space type for each row. An example of a space type on one row might be Small Office, while on another row is 1 Bedroom, or 2 Bedroom. These space types should only appear once in the column i.e. you do not need to add a separate space for Vacant space types.

|Name of Column||Description|
|Space/Unit Types||Enter a unique space type into every row. You may either select one from the drop-down cell, manually enter the information, or add to your 'List' database. Examples of space types include: 2 BR, 1 BR, Small Office, Medium Retail, and so forth.|
|Market Rent||This value should indicate the approximate market rent value for a particular space type. Ensure that you do not enter contract rents here; this is meant to denote a general value.|
|Method||The method column pertains to the Market Rent, and indicates how frequently, and under what conditions, the Market Rent is being charged. By clicking into the cell, a drop-down appears that allows you to select from a variety of options, such as $/Month, $/SF/Month, and $/Year.|
|Multifamily||Clicking into the drop-down will allow you to indicate if the space is a multi-unit property type. By default the selections are Yes and No; selecting Yes will cause the property to appear in the Market Rent by Space Type.|
|Lease Type (Commercial)||If the space type is a commercial lease space, then you can clarify the type of lease via the drop-down menu.|
|Market Lease Term||Indicates the general duration of a market lease term. You may click into the cell to select from a list of drop-downs, or type directly into the space.|
|Market Increases||Indicates the general trend in market value increases. Indicates the general duration of a market lease term. You may click into the cell to select from a list of drop-downs, or type directly into the space.|
|Notes/Concessions||You may type an additional notes pertaining to the space type here. They will appear within the Market Rent Summary table, which is included in the narrative.|
