Performing calculations within the analysis grid using your database records is simple: once you have imported a comparable into the worksheet, the record will appear at the top of the Lease Analysis Grid in the Select Comps to Populate Grid section.
If the record entry contains tenant detail information, clicking on the Select Tenant drop-down below the record will yield your different tenant options; making a selection will automatically bring the corresponding information into the grid.
You could have a single comparable record used multiple times by selecting it in the different Comp 1-10 columns via the Select Comps to Populate Grid drop-down.
The Navigate function allows you to quickly traverse your various project worksheets, or quickly bring a section nestled within a worksheet into view.
2. Add/Arrange Comps
The Arrange Comps function is the venue for selecting which comps you will import into your designated grid, once you have searched for them.
3. Save Subject to Database
It is possible to save the information you are currently working on as a comparable sale record in your database for later use via the Save Subject to Database button.
The options to configure how to this information is stored are interspersed throughout the workbook. Generally, information that can be saved to the database is denoted by the presence of a Show Database Column button.
4. Copy Comp IDs to Clipboard
After you have successfully imported comparable sale records into the worksheet, you can copy them to the clipboard.
Usage for this function will vary, but primarily you can use it to easily copy and paste the comparables into a Fast Fetch search in N1 Web to view and edit the records.
5. View Comp Image
Clicking on View Comp Image produces a drop-down where you may choose between the comparables you have imported into the worksheet, allowing you to view any images associated with your selection.
6. View Maps
View Maps gives you a way to visualize your comparable sales and subject property on a map view of your choosing.
Clicking on View Maps produces two options:
|Street View||Opens a web browser that will display your comparable sales and subject property.|
|Google Maps||If installed, will open Google Earth and allow you to view your records with a terrain view of your choosing. Each property will be represented as a clickable pin; clicking on a pin will give you a quick synopsis of the property characteristics.|
7. Comps Database
The Comps Database button is the venue for creating and searching for comparables that you may feature within this worksheet for comparison purposes.
8. Format Currency
Format Currency allows you to change the currency format in the Lease Grid. Selecting the function will open a standard Microsoft Word text editor window with different options for express the data.
9. Hide Thumbnails
If you have images associated with the comparables you have imported into the worksheet, you can toggle between viewing or hiding them by clicking on the respective option.
This option is exclusive to N1 Web users.
10. Subject Parcel and Building
The analysis row headers correspond with the fields from Site and Improvements. When set to All, the totals and averages from your parcels and buildings are represented in their respective spot in the analysis grid. GBA, for example, would be cumulative total of your buildings GBAs
However, if you set Subject Building to Building 1, only the GBA for Building 1 would be used as the subject in the analysis grid. The same principle applies to all other selections. If the field you wish to use does not already exist within the analysis grid, you can use the adjustable row headers to select it.
You may need to create a copy of the worksheet if you are planning to represent each building or parcel individually on a sheet. In this case:
- Follow the instructions for copying a worksheet, and,
- Follow the instructions for using Paste Text and Map Fields and Tables
The latter step pertains to how you will import that second, third, or fourth sheet into your N1 report document.
11. Configure Sheet for MF Or Commercial
The Comp Sheets contained within the Lease Grid can quickly be adapted to represent information for Multifamily or Commercial needs. Upon clicking Configure (Comp) Sheet for MF or Commercial, you will have the option to select between:
- Commercial (Lease)
- Multifamily (Multifamily Rent)
Your selection will change the header on the Comp Sheets.
By default the Comp Sheet headers display: Commercial Lease Comparable #. Selecting Multifamily from the Configure Sheet window will update the text to display Multifamily Rent Comparable #.
This example is illustrated in the image below.
If you did not want the text to read as Commercial Comparable # or Multifamily Rent Comparable #, you could reenter the text in the manual entry fields in the Configure Sheet window.
12. Go To Multifamily
While the Navigate function can quickly bring you to the other tables on the Lease Grid, the Go to Multifamily button will directly transport you to the Multifamily Lease Comparison tables.
13. Synchronize Database
If you were to make changes in the database to properties that have already been imported into the analysis grid, the changes would not be immediately visible. Click Synchronize Database to cause any changes that you've made in the database to be reflected in the analysis grid.
